Great News!! The Storehouse is Now Owned by The Community

Penicuik Community Alliance is celebrating the final completion of its purchase of the Storehouse building on the town’s High Street from its former landlord Scotmid. This was made possible through a grant from the Scottish Land Fund, together with more than £25,000 raised by Penicuik residents through a community share issue.

PCA now intends to press ahead with its plans to create a thriving community hub in the town centre. A grant application to help complete refurbishment of the ground floor is about to be submitted to the Lottery, and there is also potential support from the Penicuik Heritage Regeneration scheme to improve the frontage of the building.

Penicuik ‘Citizen of the Year’ June Horne, who organises the PCA’s weekly community meal, commented: “It’s just wonderful that we’ve been able to achieve this. The support from the people of Penicuik has been outstanding, and we are determined to reflect that in the services we will offer, building community resilience and helping our most vulnerable citizens.”

PCA members will be given a full update at the community benefit society’s Annual General Meeting on Tuesday 26th February at 7.30pm in Penicuik Town Hall. The meeting will also be open to the public. Business will be followed by tea and cake to celebrate this milestone.

The financial year from September 2017 to August 2018 was a turbulent one for Penicuik Community Alliance, full of difficulties but finally ending well.

In summer 2017 PCA was in crisis. The extensive refurbishments planned for what was a short lease property at 22 High Street were nowhere near complete, and almost all the money secured through a mix of grants, loans and community shares had been spent. The Management Committee (MC) was also down to just two members. All work on the building had to stop, and the remaining staff were dismissed.

However, three new members joined the Management Committee at a Special Members Meeting held for that purpose in August 2017. A chink of light also emerged through contact with the Scottish Land Fund (SLF), who indicated it would be possible for PCA to apply for a 95% grant to buy the Storehouse building.

December 2017 was something of a turning point.

      • Our Stage 1 application to SLF was successful, providing almost £13,000 to commission a feasibility study and business plan, as well as building and valuation surveys.
      • We were able to open the front of the Storehouse building and establish a presence on the High Street at minimal expense, providing space for Roger Kelly’s shop and other traders (with appropriate contributions to PCA).
      • We were able to persuade our landlords, Scotmid, to allow us to defer payment of rent while we pursued the objective of buying the building.
      • Our lenders, Social Investment Scotland, also agreed to freeze interest and capital repayments.
      • Further funding from the Fair Food Transformation Fund was confirmed, allowing us to continue with the Community Meal under June Horne’s leadership.

In January 2018 the Management Committee was further strengthened with the election of new members at the Annual Members Meeting plus subsequent co-options, and this allowed us to prepare a strong Stage 2 bid to the Scottish Land Fund which was submitted in June 2018. Meanwhile more and more people were coming to do their shopping at the Storehouse.

As the year ended we were on tenterhooks awaiting the outcome of our SLF application, but finally the good news came in August 2018 with an award of £323,500 to cover not only 95% of the cost of the building but also amounts to help with refurbishment, staff costs and legal fees.

Much has happened since then – including a very successful further community share issue – and members will be brought fully up to date at the Annual Members Meeting on 26 February 2019.

Latest on buying the building, Christmas Community Meal and Volunteering

We hoped by now we would all own 22 The High Street but the solicitors are still ironing out details. We expect to give the good news early in the New Year.

By November 23rd we had reached our target of £25,000 in community share investment and donations and so all share applications have been accepted. Thank you to all investors new and old and we will issue share certificates early next year. We have received the award from the Scottish Land Fund and the money to buy the building is with our solicitors. Watch this space!

If you know of anyone who will struggle to get to the hall Dougie Stewart and Penicuik taxis have once again offered free transport on Christmas Day.

Regular Tuesday Community Meals start again on 8th January. We provide a three course meal and anyone can join us. If you wish to help prepare the meal we start at 10.30am. If you would like to join us to eat, we serve at 12.30. The meal is provided on a donate if you can basis.

New Community Shares on Sale Now!

The new share issue is up and running and we are hopeful of reaching our £25,000 target by the end of November.

That will enable us to access the £300,000 award from the Scottish Land Fund, buy the building and together with other grants get the ground floor refurbishment complete and our Community Hub opened to the public by next summer.

Success with Scottish Land Fund Award to Buy Storehouse!

Penicuik Community Alliance is today celebrating an award of more than £300,000 from the Scottish Land Fund which will help complete the ground-breaking Storehouse project in Penicuik High Street.

The award will cover 95% of the cost of purchasing the currently leased property, as well as making a contribution towards completion of renovation work and the employment of a development officer.

John Watt, Scottish Land Fund Committee Chair, said: “This award to Penicuik Community Alliance recognises the hard work, dedication and commitment of local people who will now be able to take ownership over a building that matters most to them.

“The new Penicuik Storehouse has the potential to be a thriving business in the heart of Penicuik High Street that will bring extensive social, health and economic benefits to the local community. I wish everyone involved every success as they begin to reap the rewards of community ownership.”

The project to create a food-centred hub was started in 2015 by a group including PCA Chair Roger Kelly, who commented: “We’ve overcome challenges during the last year, and our pop-up food shop and community meal are now well established. We are delighted by this vote of confidence in our ability to take things forward now.”

To celebrate the award and launch a community share issue to raise the balance of funds needed to complete the purchase, PCA will be holding a meeting of members in Penicuik Town Hall on Monday 1 October at 7.30pm
